Finished single storey wraparound extension in Farnham

“How much will it cost?” is the first question almost everyone asks. Every project is different, but these are honest ballpark figures for Aldershot, Farnham, Fleet, Camberley and the surrounding area – checked against the Federation of Master Builders (FMB), Checkatrade and other 2026 cost guides, and against the projects we price and build ourselves.

How our area compares

The FMB puts the national average for a single storey extension at around £1,800 – £3,000 per square metre, and says London and the South East typically run 30–50% above that. Our figures sit in that South East band – not the cheapest, and not the most expensive.

Garage conversions vary the most. National guides often quote for a basic job; we brick up the opening with bricks matched to your house, insulate the floor, walls and ceiling to building regulations, and often add a kitchenette or shower room – which is why the realistic range is a little higher.

What pushes the price up or down

  • Size – bigger extensions cost less per square metre, but more overall. Small jobs still carry the same set-up costs.
  • Opening up the house – taking out walls and putting in steel beams.
  • Glazing – bifolds, sliding doors and roof lanterns.
  • Kitchens and bathrooms – often the biggest single variable.
  • Roof type – a pitched, tiled roof costs more than a flat roof.
  • The ground – deeper foundations, drains in the way, or nearby trees.

What’s not in a build price

Allow for drawings, structural calculations, planning and building control fees, VAT and decoration. Guides typically suggest professional fees add 10–15% on top of the build.
